Nor is Maples Ridge Cabin Rentals or the homeowner responsible for the loss of personal belongings or valuables of the guest.

By accepting this reservation, it is agreed that all guest are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

Maples Ridge Cabin Rentals is Your Place to Stay in the Smokies. All properties are privately owned and furnished by the homeowners of the cabins.

Terms of Payment

All reservation deposits to Maples Ridge Cabin Rentals must be made by a major credit card (Visa, MasterCard and Discover). To reserve your cabin you will need to make payment for half of your total stay including a non-refundable $45 reservation fee. At the time of check-in we will accept cash (please have correct change) or any major credit card (Visa, MasterCard, Discover or American Express).

Damage Deposit and Pet Deposit

A Damage Deposit is required at check-in using a major credit card. The amount will be $200.00 for one, two bedroom cabins and will be $300.00 for three and larger cabins. An authorization only will be run on your major credit card and will automatically be taken off your credit card ten (10) days after departure provided there is no damage done to the cabin. When you stay with Maples Ridge Cabin Rentals, you will be staying in an expensive, privately-owned home. If extra cleaning is required after you leave, it will cost a minimum of $100, depending on the nature of the extra cleaning.

Some of our cabins are pet friendly. There will be a non-refundable $45 pet fee per pet for these cabins. There is a weight limit per pet of 10 lbs. or less. If pets are found or detected in units that are not pet friendly, you will be asked to leave without refund and forfeit your damage deposit.

Check In & Check Out

Check-in is 4 P.M. If you will be arriving after 7:00 PM you must call the office and let us know so we arrange for a special check in for you. Check-out time is 11:00 AM. You will be expected to put trash in the receptacle located outside, place dishes in the dishwasher and start it, set the thermostat to 65 in the winter and 78 in the summer, secure the cabin with all doors and windows locked and turn the lights out. Please do not move furniture. You must return key to Maples Ridge office or you will be charged a $50 key fee.

Minimum Nights

Maples Ridge Cabin Rentals requires a 3-night minimum stay during most times of the year. A 3-night minimum stay is required for Memorial Day, Labor Day and the month of October. A 4-night minimum stay is required at July 4th, Thanksgiving, Christmas and New Years.

Accommodations

The number of occupants is restricted to the number listed on the reservations for all cabins. There must be at least one (1) adult age 21 or older in residence and on the premises at all times if children are present (exceptions are made for Honeymoon Cabins).

Cancellations and Rental Changes

 Every reservation is charged a $45 non-refundable processing fee.  We ask a 30-day cancellation notice.  Our fees for cancellation are as follows:  If you cancel 30 days or more from your date of arrival, a $50 cancellation fee will incur.  This $50 cancellation fee and your $45 reservation fee will be deducted from your initial reservation deposit.  If you cancel less than 30 days before your date of arrival, your entire reservation deposit will be forfeited UNLESS the exact reservation can be duplicated to another interested party.  If re-booking occurs, then the $50 cancellation fee and the $45 reservation fee will be deducted from your original reservation deposit.  Please note that the re-booking guest must depart their stay before we can issue any refund to the original reservation.  All refunds will be in the form they were received with the exception of cash.  Cash reservation deposit will be issued a check using the above guidelines.

No-Show Policy

If you are a “no show” and do not call, we will not refund any of your deposit. You must understand the unit was held off the market just for you.

Housekeeping & Amenities

All cabins are include a supply of linens and towels. All cabins are fully equipped  with a starter supply of soap, dishwashing detergent, toilet paper, trash bags and paper towels. Most homes has its own phone number. You are responsible for all your long distance calls. You can receive incoming calls excluding collect calls. You can make local calls, but you cannot make outgoing long-distance calls except collect or on a credit card.

Hot Tubs

Please remember there are certain health risks that are associated with using a Hot Tub. Our housekeepers drain, sanitize, refill and replenish chemicals in all tubs prior to your arrival; therefore, it may not be warm till later that evening. Hot Tub covers are for insulation purposes and are not designed to support a person or persons. DO NOT STAND ON THE HOT TUB COVERS, they will break and you may be charged for replacement. Remember when not using the Hot Tub, leave the cover on so the Hot Tub will stay warm and debris will stay out. Please shower before and after using the Hot Tub as some body lotions/etc. mixed with the Hot Tub chemicals can cause a rash on your skin. Service call for debris in Hot Tub is $45. Please shower before using Hot Tub and keep cover on Hot Tub while not in use.

Refunds

We will do everything we can to make sure your cabin is ready for you. Any damages or problems not reported by the tenant upon arrival will be charged to the tenant. No refunds will be issued for early departure, malfunctions in the equipment (i.e. Hot Tubs, saunas, Jacuzzi, televisions, stereos or VCR) or weather conditions.

Renters will be held responsible for any damaged or missing items or damage to the premises during their stay. We cannot be responsible for any items lost or stolen during your stay. We do everything to keep all equipment in good working order. If something is not working properly, we will do our best to get it up and running for your stay. If you call after hours to report something and it is a true emergency then you will be contacted back as soon as possible. If it is not a true emergency and it can wait, please contact us the next day during hours 9:00 AM - 4:00 PM .

Road Conditions

Mountain roads can be curvy and steep. Gravel drives are well maintained, however, we highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions.
